Transferring real estate — a quitclaim, warranty, or lady bird deed — requires a notary to acknowledge the signatures so the deed can be recorded. A Florida notary cannot copy-certify a recorded deed (that's the clerk's job), but we notarize the deed at signing and apostille it when an out-of-country owner is involved.

Can a Florida notary certify a copy of a property deed?

No — but here's what we can do.

No to copy-certifying — once recorded, a deed is a public record, and a certified copy comes from the county clerk/recorder, not a notary. What the deed needs from a notary is the acknowledgment at signing: we verify the signer's identity and notarize the deed so it can be recorded. For a signer abroad, the notarized deed can be apostilled for cross-border execution.
